• Inessa Gogia: host, interior author, artwork author.
• Sergey Gimadov: engineering, systems, maintenance logic, operations.

The hosts do not disappear behind a management company. They own the apartment, maintain it, document it, and update it directly.

The first hour after arrival matters most.

• Access: correct drop-off, correct entrance, keys, mini-safe logic, elevators, apartment entry, recovery paths.
• Connectivity: fiber internet, apartment Wi-Fi, extender coverage, fallback path.
• Arrival Information: instructions, equipment guidance, and first-day practical information.
• First Evening Basics: water, coffee, shower, working apartment state, nearby grocery and pharmacy.

• Climate: east-facing orientation, shade after noon, Kura valley exposure, cooling and heating logic.
• Sleep: separate bedroom, privacy, low observed indoor noise with balcony doors closed, reinforced bed system.
• Kitchen: living-ready kitchen with actual tableware depth, cookware, dish-processing baseline, and real household supplies.
• Laundry: washing machine, portable drying rack, indoor and balcony drying options.
• Bathroom: hot water, shower logic, pressure tuning, robes, towels, and washing-machine context.
